इंदौर ने सड़कें साफ़ कीं, अब रियल एस्टेट की बारी

भारत इंदौर को एक शानदार बात के लिए जानता है। ये देश का सबसे स्वच्छ शहर है, और उसने ये ख़िताब साल दर साल थामे रखा है, किसी और को लेने नहीं दिया। लेकिन इस उपलब्धि के पीछे एक सबक है जो कचरे और सड़कों से कहीं आगे जाता है।

इंदौर संयोग से साफ़ नहीं हुआ। वो इसलिए साफ़ हुआ क्योंकि उसने सामूहिक रूप से तय किया कि एक मानक थामा जाएगा, समझौता नहीं होगा। नागरिकों ने आदतें बदलीं। व्यवस्थाएँ बनीं। जवाबदेही सामान्य बनी।

अब यही समझ रियल एस्टेट पर लगाइए। इंदौर उछाल पर है। सुपर कॉरिडोर में ज़मीन की क़ीमतें तीन साल में दोगुनी हुई हैं। मेट्रो आ रही है। हज़ारों करोड़ का औद्योगिक निवेश क्षेत्र में बह रहा है।

लेकिन अनुशासन के बिना उछाल जाल बन जाता है। तेज़ बढ़ते बाज़ार तेज़ चलने वाले ऑपरेटरों को खींचते हैं, वो जो सपने बेचकर गायब हो जाते हैं। जिस शहर ने गंदी सड़कें नहीं सहीं, उसे गंदे सौदे भी नहीं सहने चाहिए।

यही इंदौर में रियल एस्टेट बनाने का अवसर और ज़िम्मेदारी है। शहर के अपने डीएनए को इंडस्ट्री में ले जाना। भ्रम की जगह पारदर्शिता। एक मॉडल जहाँ ऑपरेटर अपनी पूँजी साथ लगाता है।

इंदौर ने साबित किया कि एक भारतीय शहर ख़ुद को विश्व मानक पर रखकर जीत सकता है। अब ये शहर साबित कर सकता है कि उसी अनुशासन से किया गया रियल एस्टेट सबसे साफ़ संपत्ति बन सकता है।
